One spot in North Carolina is gaining boomer homeowners faster than anywhere else in the US.

The team at SmartAsset wanted to know which parts of the US baby boomers are choosing to spend their golden years in, so they analyzed 2023 mortgage data to find out where people aged 55 to 74 are buying homes at the fastest rate, relative to the local population.

The age group snapped up properties fastest in Raleigh-Cary, North Carolina, where mortgages were issued to 2.76 percent of the local boomer population in 2023. The Nashville metropolitan area (2.66 percent) and the Phoenix metropolitan area (2.64 percent) had the second- and third-highest share of local boomer homebuyers, respectively.

When it comes to the number of mortgages issued to baby boomers, the Metro Atlanta tops the list, with a total of 30,181. The Phoenix metropolitan area follows closely behind, having issued 27,745 mortgages to local members of the generation.

The least popular metro areas among the age group were San Francisco Bay Area, where only 0.25 percent of the local boomer population bought homes, and Tri State Area, which issued mortgages to just 0.33 percent.

    I've never seen any definition of Baby Boomers born as late as 1969 (55 year olds). Wikipedia's definition says 1946 thru 1964.
