Using Zillow's Home Value Forecast, SmartAsset ranked American neighborhoods based on their 2025 home price projections. They scanned the 2,000 largest zip codes, and predicted what home prices in those markets would look like in August 2025.
Among the top 15 zip codes that are expected to see price increases ranging from $18,716 to $32,456 for homes, 13 are in California (Irvine, North Tustin, Costa Mesa, Rancho Palos Verdes, Laguna Niguel, Fountain Valley, Goleta, Mission Viejo, Huntington Beach, Chino Hills), along with one neighborhood each in Tennessee (Knoxville) and Montana (Kalispell.)
Among the top 15 areas where prices are expected to decrease, ranging from -3.2 to -7.4 percent, 10 locations are in Louisiana (Thibodaux, Kenner, Metairie, Lafayette, Harvey, Gretna, Marrero, Lafayette, Covington), two in Texas (Beaumont, Odessa) and one each in California (Oakland), New Mexico (Hobbs) and Mississippi (Hattiesburg.)
